Greece expands rent refund eligibility and income criteria for 2026

Greece is implementing expanded criteria for its rent refund program starting in 2026, based on Law 5313/2026. This measure applies to rent paid from 2025 onwards and is designed to include households with higher income levels.

Under the new rules, the annual total family income limit is set at €25,000 for single individuals, and €35,000 for married couples or civil partners, with an additional €5,000 increase for each dependent child. For single-parent families, the limit is €39,000, plus €5,000 for each additional child after the first.

Property ownership limits for primary residences are capped at €120,000 for single individuals, increasing by €20,000 for each spouse and dependent child. No property limit applies to student housing, though income criteria must still be met. The financial aid is calculated as 1/12 of the declared annual rent, with a maximum of €800 for primary residences (plus €50 per dependent child) and up to €800 per student for student housing.

Payments will be processed automatically through data cross-referencing from tax returns and electronic rental agreements. Beneficiaries must ensure they have a valid IBAN registered on the myAADE digital portal to receive the funds.
