Greece holiday home market sees three key shifts
The Greek holiday home market is undergoing significant structural changes, according to an analysis by Elxis – At Home in Greece. Presented by founder and CEO Giorgos Gavriilidis at the 27th Prodexpo, three primary trends have been identified.
First, there is a rising demand for off-plan properties. These homes are increasingly popular due to competitive pricing, high resale value, and potential for rental income. Approximately 71.7% of buyers are opting for new or move-in-ready homes. Notably, the proportion of transactions for properties valued at €600,000 and above tripled in 2025.
Second, there is growing interest from buyers in the United States. Third, a rising number of potential buyers are expressing a desire for permanent residency in Greece rather than just seasonal use. Gavriilidis noted that the market is maturing, moving away from opportunistic buying toward a focus on trust, stability, and higher construction quality.
