Greece implements real estate tax reforms and MIDA registry updates

Greece is implementing a series of real estate tax reforms and digital updates that will roll out gradually through 2027. Central to these changes is the Property Ownership and Management Registry (MIDA), which aims to modernize property oversight.

Key measures include the expansion of ENFIA tax exemptions for primary residences. Starting in 2027, the exemption will extend to an additional 131 settlements, bringing the total to 12,855 settlements. This will benefit approximately 650,000 property owners in settlements with populations up to 2,000 (and up to 2,200 in Western Macedonia). To qualify, the property must be a primary residence with a taxable value not exceeding 400,000 euros.

Additionally, the reforms allow owners to correct property square footage discrepancies without facing retroactive ENFIA charges, fines, or interest. Other measures include the extension of tax incentives for renovating buildings and returning vacant homes to the long-term rental market until 2030, as well as the continuation of the 24% VAT suspension for new home purchases. The government is also emphasizing stricter oversight, including mandatory bank transfers for rent payments and increased electronic cross-referencing of data.
