Greece mortgage market sees significant growth in 2026

Greece's mortgage market has seen a significant surge in the first half of 2026, with loan disbursements reaching 1.83 billion euros. This represents a 118% increase compared to the same period last year and marks the highest level of activity since 2013.

In June 2026, monthly funding reached 533 million euros, a 14.5-year record. For the first time in 16 years, the market has entered a phase of positive credit expansion, where new lending exceeds the repayment of existing loans. The net funding flow for the seven-month period ending in July 2026 was approximately 80 million euros, a sharp reversal from the negative flows recorded in 2024 and 2025.

Key drivers of this growth include the second cycle of the ‘Spiti Mou’ program, with funds transferred to the Hellenic Development Bank to allow participants to complete their processes. Banking institutions are now looking toward upcoming government decisions on housing policy and are planning new products with tax incentives to support first-time homebuyers through 2030.
