Greece real estate: Gap grows between market and official values
A significant gap has emerged between market real estate prices and official objective values in Greece, particularly in Attica and popular tourist destinations. Current objective values have remained unchanged since their last adjustment in June 2021.
Recent transactions highlight this discrepancy. In Kolonaki, an apartment sold for €6,822 per square meter, significantly higher than the €4,750 zone price. In Glyfada, a sale price was more than double the official zone value, while in Kallithea, prices were recorded at 35% above the objective value.
A formal readjustment of these values is expected to begin in the second half of 2027. The process will involve private appraisers using digital tools and databases to determine new starting zone prices across the country, with the final decision resting with the Minister of National Economy and Finance.
