Greece rental market trends and tax incentives for 2026-2027

Data from REMAX Greece indicates that small properties and older buildings are dominating the rental market in 2026. Over 60% of tenants are opting for homes under 75 square meters, while approximately 80% of leased properties are more than 20 years old. Only 6% of rentals consist of newly built homes (up to 5 years old).

To address housing supply, the Greek Ministry of National Economy and Finance is extending a tax incentive through December 31, 2027. Property owners who convert short-term rentals (such as Airbnb) into long-term leases can benefit from a full income tax exemption for the first 36 months. To qualify, properties must be up to 120 square meters (with allowances for dependents), and the lease must be signed between September 8, 2024, and the end of 2027. Owners must also have declared the property as vacant in previous tax filings.
