Greece delays mandatory rent payments via banks due to MIDA registry setbacks

The Greek Ministry of National Economy and Finance and the Independent Authority for Public Revenue (AADE) are considering a new delay for the mandatory payment of rents through the banking system. Originally scheduled for implementation on October 1, 2026, the measure faces setbacks due to technical delays in the activation of the Property Ownership and Management Registry (MIDA).

MIDA is essential for the new system as it serves as a digital platform where owners must declare the IBANs used for rent collection, allowing authorities to perform automated cross-checks to combat tax evasion. However, the registry has faced multiple delays and currently faces interoperability issues between various databases, including the Land Registry and the Hellenic Electricity Distribution Network Operator (DEDDIE).

The Panhellenic Federation of Property Owners (POMIDA) has officially requested a postponement of at least six months from the date MIDA becomes fully operational. The federation argues that it is “unreasonable to activate a mandatory measure with heavy sanctions without the digital tool being ready.” POMIDA is also seeking specific exemptions, such as for rents under 500 euros, transactions involving individuals over 70, and cases involving co-ownership or legal representatives.
