Greece housing market: Construction costs and sale prices rise

In the third quarter of 2026, the cost of constructing new residential buildings in Greece increased by 4.8% compared to the same period in 2025, according to ELSTAT. This rise was driven by a 5.1% increase in material prices and a 4.3% increase in labor costs.

Regarding the real estate market, average asking sale prices for homes in Greece rose by 5.7% on an annual basis, a deceleration from the 10% increase recorded in the third quarter of 2025. While sales price growth slowed, rental prices remained stable at a national level, despite increases in Attica and Thessaloniki.

In Attica, the growth in asking sale prices slowed to 5%, while in Thessaloniki, prices rose by 6.7%. The most expensive areas for property purchases remain the Southern Suburbs of Athens and the Cyclades, with average prices reaching 4,257 euros and 4,091 euros per square meter, respectively. Conversely, Kastoria remains the most affordable region at 577 euros per square meter.
