Greece student housing rents surge 128% over ten years

An analysis by Geoaxis reveals a significant surge in student housing rents across Greece. Over the last decade, median rental prices have increased by 128%, with Athens experiencing an exceptional rise of 164%. On an annual basis, rents have grown by a median of 7.3%.

Regional variations show that Thessaloniki and Patras recorded the highest annual increases at 8.1%, while Volos saw a 7.9% rise. Athens recorded a 5.9% increase for the 2025–2026 period. Komotini remains the city with the lowest rental prices, showing an 84% increase over the last ten years.

The supply of student apartments is reportedly declining due to a shift toward short-term rentals and property sales through the Golden Visa program. Emerging trends among students include a preference for private student residences and increased willingness to share accommodations. Typical student apartments range between 30 and 40 square meters, with a median age between 30 and 50 years.
