Greece tax authority launches audits on short-term rental income
The Independent Authority for Public Revenue (AADE) in Greece is launching a new wave of electronic audits targeting short-term rental income earned in 2025. The tax authority is cross-referencing data from major digital platforms, including Airbnb, Booking.com, and VRBO, with official tax declarations to identify discrepancies between bookings and reported earnings.
According to AADE data, there were 2,466,075 short-term rental declarations in 2025, with declared rents totaling approximately 973.7 million euros. This represents an increase of roughly 84.9 million euros compared to the 888.8 million euros reported in 2024. The audits will focus on owners, lessees, sub-lessors, and managers to ensure all properties are correctly registered in the Short-Term Rental Property Registry.
Strict penalties are in place for non-compliance. Failure to register a property in the registry can result in a fine equal to 50% of gross annual revenue, with a minimum of 5,000 euros. Repeat offenses within a year can lead to doubled or even quadrupled fines. Additionally, failing to submit or providing inaccurate rental declarations can result in fines amounting to twice the rental value.
