AADE to audit short-term rental incomes via platform data

The Independent Authority for Public Revenue (AADE) is launching an extensive audit of short-term rental incomes for 2025. Scheduled for the final quarter of the year, the investigation aims to identify undeclared earnings by cross-referencing tax returns with data provided by digital platforms including Airbnb, Booking, and VRBO.

In 2025, approximately 2,466,075 short-term accommodation declarations were submitted, with declared rental amounts reaching €973.712 million—a roughly 10% increase from the €888.851 million reported in 2024. Authorities will also verify the accuracy of entries in the Short-Term Accommodation Property Registry and investigate “off-platform” bookings that bypass digital systems.

Violators face severe financial penalties. Failure to register in the official registry can result in a fine equal to 50% of gross annual earnings, with a minimum of €5,000. Repeat offenses can see these fines double or quadruple. Additionally, submitting inaccurate or failing to submit declarations can lead to fines totaling twice the rental amount shown on digital platforms.

Separately, Greek agricultural producers are facing increased pressure regarding subsidy payments. There are concerns among farmers that AADE may withhold community incentives or impose heavy fines for outstanding public debts during the 2026 Single Application for Support (OSDE) process.
