Greece to implement property and rental tax relief in 2027

Property owners in Greece are set to receive significant tax relief in 2027 through two primary measures: changes to rental income taxation and the expansion of ENFIA exemptions for primary residences.

A new tax scale for rental income will introduce an intermediate rate of 25% for the portion of income between €12,001 and €24,000. Previously, income exceeding the initial €12,000 threshold (taxed at 15%) was immediately subject to a 35% rate. This change is expected to benefit approximately 161,587 property owners. For example, an owner with €20,000 in annual rental income will see their tax burden decrease from €4,600 to €3,800.

Additionally, the exemption from the Unified Property Ownership Tax (ENFIA) for primary residences will be extended to 131 new settlements. These tax adjustments, which apply to income earned from January 1, 2026, will be reflected during the 2027 tax filing season.
