Greece to introduce new municipal property tax from 2027

Greece will replace the existing Property Tax (TAP) and the Tax on Electrified Areas (FIΧ) with a Local Development Fee (TTΑ) starting 1 January 2027. The fee, often called a “municipal ENFIA,” will be collected through electricity bills and its rate will be set by each municipality within a range of 0.3‰ to 0.7‰.

The levy will affect all property owners and users, with higher charges expected for newly built, large‑area properties in high‑value zones, while older buildings in lower‑value areas may see relief. Municipal councils may adjust the coefficient above 0.7‰ if justified by revenue forecasts. Tenants will be responsible for payment only when the electricity bill charges them, after which the fee amount will be deducted from rent.
