Greece to mandate electronic bank seizures and digital rent payments

Greece is implementing new digital financial regulations affecting bank account seizures and rental payments.

Starting September 1, 2026, the seizure of bank accounts will become mandatory through an electronic process managed by the Federation of Judicial Bailiffs of Greece (ODEE). This system aims to digitize and simplify the process, reducing the administrative burden on court offices while enhancing data protection and transparency. Certified bailiffs will issue a unique declaration code via a dedicated portal, with fees ranging from €150 to €8,000.

Additionally, as of October 1, 2026, all rent payments for both residential and commercial properties must be made through the banking system. This measure requires tenants to use bank transfers or e-banking instead of cash to ensure transactions are identifiable. For landlords, following this procedure is critical for maintaining tax deductions on property maintenance. For tenants, using the banking system is necessary to remain eligible for certain state subsidies and housing benefits.
