The average asking price for homes in Greece rose 6.1% year‑on‑year in the second quarter of 2026, a slowdown from the 9.7% gain recorded a year earlier. Rental prices also moderated, increasing only 1.3% versus 7.2% in the same period last year.

In the major urban areas the upward trend continues but at a reduced pace. In the Athens region the median sale price rose 5.3% (down from 9.4% a year ago) while rents rose 4.5%, similar to the previous year's increase. In Thessaloniki, sale prices grew 7.7% (versus 11.4% previously) and rents rose 6.6% (down from 10.9%).

Regional data show the south suburbs of Athens and the Cyclades as the most expensive areas, while Kastoria remains the cheapest. Banks have also raised loan‑to‑value ratios, now financing up to 90% of property values for many borrowers, with the average LTV for small loans climbing to 75.1%.
