Greek housing market sees 5.7% rise in Q1 2026, with strong gains in Thessaloniki and the Ionian islands
In the first quarter of 2026, the Bank of Greece reported a 5.7% year‑on‑year increase in apartment prices across the country, down from an 8.1% rise in 2025. The strongest regional climbs were 6.4% in Thessaloniki, 5.2% in Athens, and 6.9% in other areas.
On the Ionian islands, property values also rose sharply. Corfu led with an 8.1% jump to €2,400 per square metre, followed by Kefalonia at 6.3% (€2,500/m²), Lefkada at 5.1% (€3,248/m²), and Zakynthos with a modest 2.9% rise to €2,300/m². The surge is driven by heightened tourism activity, limited housing supply, and growing interest from foreign buyers seeking holiday homes or investment opportunities.
