Greek real estate market sees rising rents and foreign demand

The Greek real estate market is experiencing significant shifts characterized by strong housing interest, increased mortgage financing, and heightened demand from foreign investors. Data from real estate companies highlight a growing mismatch between supply and demand, particularly regarding more affordable housing options.

A REMAX Greece study covering 124 regions indicates a nationwide rental increase of 3.8% for 2026. Regional variations include a 4.3% rise in Attica, 3% in Thessaloniki, and 4% across the rest of Greece. While high-end areas like Kolonaki, Thessaloniki’s Palia Paralia, and Santorini maintain the highest average rents at 14 euros per square meter, they did not see the largest increases. Instead, the most significant annual spikes were recorded in Nea Iraklitsa (16.7%), Petralona (15.6%), and Kypseli and Thermi (14.3%).

In Attica, Western Suburbs saw a 5.7% average increase with rents at 7.4 euros per square meter, compared to 11.1 euros in the South and 10.3 euros in the North. Conversely, Paros recorded an 8.3% decrease. Market trends suggest that improvements in infrastructure, such as metro expansions and green spaces, are influencing price evolutions.
