Greek student housing rents climb up to 8% amid shrinking supply

Student housing rents across Greece have risen for the seventh consecutive year. In Athens the average annual increase is about 6‑7% compared with 2025, while Thessaloniki shows a rise of roughly 9%. Nationwide the median rent for apartments up to 50 m² suitable for students has risen by about 7% year‑on‑year, reaching a cumulative growth of 70‑75% since 2017.

The surge has pushed most units into higher price brackets: 98.4% of available apartments now command more than €400 per month, and around 70% exceed €500. Tenants also face limited availability, especially in cities with strong tourism activity such as Chania, Rhodes, Crete and other island locations, where owners prefer short‑term rentals during the summer.

Fully renovated, furnished flats continue to command the highest rents, while older, unrenovated units see modest price moderation. Experts advise families and students to begin their search early, as the pool of affordable options shrinks rapidly as the academic year approaches.
