Greek Tax Authority Introduces New Process to Sell Seized Properties
The Independent Authority for Public Revenue (AADE) has activated a new framework that lets owners of tax‑seized real estate sell the properties without first fully repaying their debt, provided specific conditions are met. The sale price must not be lower than the commercial value set at the time of seizure, and if the seizure is older than five years or lacks a current valuation, a fresh appraisal by a certified evaluator is required.
Applicants must gather detailed information on the debtor, the notary, and the property, including tax IDs, ATAK code, commercial and objective values, agreed price, payment method, and details of the seizure report and debt. Supporting documents such as a recent cadastral sheet, ownership certificate, and, when needed, a new valuation report must be issued within the past six months. The complete request is submitted electronically through the “My Requests” section of the myAADE portal under the “Judicial – Measures and Debts – Release of Seizure” service.
AADE then evaluates the taxpayer on a 0‑100 scale, taking into account compliance with the new rules, to determine the portion of the sale proceeds that will be retained for the tax administration.
