Gurugram real estate expands with DLF senior living launch and retains market lead

DLF announced plans to enter India's senior living segment with its first dedicated retirement housing project in Gurugram, slated for launch in the second quarter of FY27. The development is expected to generate around ₹2,000 crore in revenue and will comply with Haryana's Retirement Housing Policy, offering barrier‑free infrastructure and 24‑hour healthcare services for residents aged 55 and above.

In the first half of 2026, Gurugram continued to dominate the Delhi‑NCR residential market, accounting for 50 % of new residential launches and 42 % of total home sales, according to Knight Frank. Although overall residential sales fell 7 % year‑on‑year, the city maintained its position as the region’s largest housing market, while Noida and Greater Noida held the second‑largest share. Developers remained focused on premium housing, with many new projects priced above ₹1 crore.
