Hamburg City Now Owns Nearly Half of Its Land Area After Major Purchases
The Hamburg Senate reported that the city bought 87.8 ha of land for €49.3 million in the past year, while selling 81.8 ha for €14 million and granting leasehold rights on 8.5 ha. Including holdings of publicly owned enterprises, Hamburg’s total land portfolio reaches about 37,340 ha, roughly 49.5 % of the city’s total area. Major acquisitions include a 69,000 m² agricultural plot in Harburg slated for new housing and the 147,690 m² former Pella Sietas shipyard site in Neuenfelde bought for around €20 million. The number of lease‑hold contracts fell slightly to 4,380.
At the same time, real‑estate agents in Hamburg’s western suburbs note a surge of properties appearing on the market. Agents say listings stay online longer, creating the impression of a larger supply. Owners who held onto homes during the low‑interest pandemic period are now downsizing, adding to the visible inventory. The market dynamics are influencing both the city’s land‑ownership strategy and the broader housing supply in Hamburg.
