Hanoi rental market shows divergence in safety and pricing
The rental market in Hanoi is showing significant divergence between student housing and luxury real estate. In the Hòa Lạc area, the influx of approximately 17,000 students from Vietnam National University and other institutions has surged demand for boarding houses. However, many high-rise rental properties in Hòa Lạc and Hạ Bằng lack adequate fire prevention and fighting (PCCC) certifications. Issues include narrow corridors, windows blocked by iron bars, and unauthorized construction on agricultural land. Some facilities continue to operate using electricity from nearby residents despite government orders to cut utilities for violations.
In contrast, the luxury segment in the Tây Hồ Tây area, specifically within the Ciputra urban area, continues to see high demand despite premium pricing. Rental rates for villas and townhouses in Ciputra have reached between 2,000 and 6,000 USD per month, with average rates increasing by 34.6% year-on-year. High-end apartments in nearby projects like Sunshine City and Sunshine Golden River also maintain strong rental yields, driven by a large multinational resident community and high-quality amenities.
