Hanoi young residents rethink first-home purchasing criteria

Young residents in Hanoi are re-evaluating their approach to purchasing their first homes, prioritizing financial feasibility, payment schedules, and lifestyle convenience over proximity to the city center.

Market data indicates a significant shift in supply and pricing. According to Cushman & Wakefield, the average primary selling price in the second quarter of 2026 reached approximately 4,659 USD per square meter, with over 72% of new supply concentrated in the high-end and luxury segments.

This high price point creates a gap relative to local earnings. With the average monthly income for workers in Hanoi reported at approximately 12.3 million VND in the fourth quarter of 2025, a 4 billion VND apartment represents more than 27 times the annual income. Consequently, buyers are increasingly focused on flexible payment plans and the integration of essential infrastructure, such as transportation, schools, and hospitals, to justify their investments.
