Helaba profits drop due to commercial real estate pressures

Helaba, Germany’s third-largest state bank, reported a significant drop in first-half 2026 profits due to challenges in the commercial real estate sector. Pre-tax profit fell to 194 million euros, down from 458 million euros in the previous year. The bank attributed this decline to geopolitical instability, rising interest rates, and a weakened German economy. Specifically, the demand for office space has decreased due to remote work trends.

To mitigate these losses, Helaba is increasing its provisions for potential loan defaults to 198 million euros. CEO Thomas Groß announced a restructuring of the bank’s subsidiary, OFB Projektentwicklung, which focuses on office property development, noting that a “significant reduction is necessary.”

Other German state banks reported mixed results. LBBW maintained its profit levels with a pre-tax gain of 708 million euros, despite increasing risk provisions for real estate and corporate engagements. Meanwhile, IKB Deutsche Industriebank reported a 23% increase in new business volume, reaching 1.6 billion euros, while maintaining a stable consolidated profit after taxes of 36 million euros.
