Helios office complex in Madrid receives €90 million financing from Izilend
Izilend, the alternative‑financing vehicle of FS Capital, has provided a €90 million loan to Hanover Investments, a subsidiary of Inmark Prime, secured on the Helios office complex in Madrid. Helios, which houses ING’s Spanish headquarters, consists of two buildings completed in 2019 with a total area of about 35,000 m² and a LEED Platinum certification. Tenants include ING, Spaces, Moeve, Gasib and Impala Terminals, and full occupancy is expected by the end of 2026. The financing replaces an earlier loan, giving the owner more time to manage tenant rotation. The transaction was advised by Rivoli Asset Management on behalf of the owner, with legal counsel from Garrigues and Dentons and structuring support from Colliers. Hanover Investments bought Helios in February 2020 for €130 million; the SOCIMI’s main shareholder is Korean firm Kiwoon Securities. The deal reflects growing investor interest in high‑quality, sustainably built office assets as Spain’s office market recovers.
