High-income US households increasingly opting to rent
Data from RentCafe indicates a significant shift in the United States housing market, where the number of households earning over $1 million annually who choose to rent has more than tripled between 2020 and 2024. This growth rate has outpaced the increase in homeownership among the same income bracket.
Several factors contribute to this trend. High mortgage interest rates have made property ownership increasingly expensive, while a strong stock market encourages wealthy individuals to keep capital in liquid assets rather than tying it up in real estate. Additionally, renting offers greater flexibility, avoiding the high costs and long timelines associated with luxury real estate transactions.
The trend is most prominent in major metropolitan areas. New York City leads with over 7,000 high-income renting households, followed by San Francisco and Los Angeles. The phenomenon is also expanding into mid-sized cities, including Harrisburg, Pennsylvania; Provo, Utah; and Des Moines, Iowa. Many of these high-earning renters work in high-paying sectors such as technology and finance.
