Hines acquires Brown Ranch for 3,800-home development in Fort Worth

Hines has acquired the 1,476-acre Brown Ranch in western Fort Worth, Texas, to develop a master-planned community. The project is expected to include approximately 3,800 single-family homes across multiple phases, featuring various lot sizes and price points.

In addition to residential housing, the development will encompass roughly 70 acres of commercial space, three or more amenity centers, ten neighborhood parks, and an interconnected trail system. The site, which spans Tarrant and Parker counties within the Aledo Independent School District, aims to preserve natural features such as mature trees and a large creek.

Six homebuilders are participating in the project: Beazer Homes, DRB Homes, HistoryMaker Homes, Meritage Homes, Pulte Homes, and Risewell Homes. While the specific land purchase price was not disclosed by Hines, Harvest Capital and TPG Credit reportedly closed a $140.9 million loan for the acquisition and development. Trez Capital is serving as a capital partner.
