Ho Chi Minh City announces 19.8 million VND/m² price for Eco Home 1 social housing

The Ho Chi Minh City Department of Construction has publicised the sale price for the Eco Home 1 (CC1) social‑housing development in Ecotown Phú Mỹ, Phú Mỹ ward. Units will be offered at an average price of 19.8 million VND per square metre, a figure that already includes VAT but excludes a 2 % maintenance fee. The price may be adjusted by a coefficient ranging from 0.9 to 1.1 depending on the unit’s location, floor level and other characteristics.

The price has been audited by the Institute of Economics and approved by the city’s construction department. Under Vietnamese law, the developer must conduct a state or independent audit within 180 days of project handover; if the audited price is lower than the contract price, the developer must refund the difference to buyers, and may not collect any excess. The developer may only receive up to 95 % of the contract value before buyers obtain land‑use rights and ownership certificates. The project, led by HODECO (Bà Rịa‑Vũng Tàu Development House), also benefits from preferential loan terms – a 5.4 % interest rate on loans covering up to 80 % of the purchase price for a maximum of 25 years. The city has posted the price information on its official portal to ensure public transparency and to prepare for the upcoming registration of buyers.
