Ho Chi Minh City real estate shows landed houses cheaper than apartments

A real estate paradox has emerged in certain areas of Ho Chi Minh City, where landed houses are being offered at prices equal to or even lower than new apartments in the same vicinity.

In areas such as Binh Hoa, surveys show that houses located in alleys—typically measuring 50 to 100 square meters and often over 10 years old—are priced between 3 and 5 billion VND. In contrast, new apartment units of approximately 65 square meters in the same area can exceed 4 billion VND. Other locations like Di An and Tan Dong Hiep also show similar trends, with some smaller houses listed starting from 1.4 billion VND. These lower-priced landed properties are generally situated in alleys 2 to 4 meters wide and are somewhat removed from main roads.
