Ho Chi Minh City southern districts lead apartment supply growth
Southern Ho Chi Minh City is experiencing a significant shift in real estate supply. According to CBRE Vietnam, the southern districts—including former District 7, Nha Be, and Binh Chanh—are expected to account for over 10,000 units, or 50 percent, of the city's projected 21,000 new apartments this year. This represents a reversal from previous years when eastern Ho Chi Minh City typically dominated supply with 60-80 percent of new units.
Apartment prices in the region have seen an upward trend. Average prices have reportedly risen from approximately VND60 million ($2,300) per square meter in the 2024-2025 period to VND80 million ($3,100) currently. New projects are being launched with prices ranging between VND70 million and VND95 million ($2,700 to $3,700) per square meter.
Several major developments are driving this activity, including Trellia Cove at Mizuki Park, Vlasta Premier Phu Thuan, and Arcadia at Lavila. Additionally, TT Capital, in partnership with Japanese and Singaporean investors, has commenced construction on the TT GENESIS project in Nha Be, a VND6 trillion ($230 million) development featuring 1,438 apartments and 12 townhouses.
