The holiday accommodation market is seeing shifts driven by rising international tourism and the growth of short-term rental platforms. In Africa, international tourist arrivals reached approximately 73.6 million in 2024, a 12.2% increase from 2023 and 7% above 2019 levels. South Africa recorded 8.92 million arrivals, while Kenya saw roughly 2.4 million visitors.
Investment in vacation properties, such as beach houses, requires careful consideration of location, seasonal demand, and operating costs. While beach rentals can offer higher earnings than inland properties, investors must account for increased expenses including flood insurance, higher property taxes, and coastal maintenance. Success in the short-term rental market depends on local regulations, occupancy rates, and the ability to maintain cash flow outside of peak seasons.
