Hong Kong commercial building sale sees 70% price drop; Taiwan buyers grapple with townhouse price gaps
A full‑floor unit of about 2,000 square feet in the Yunming Hang building in Central, Hong Kong was sold for HK$11 million, equating to HK$5,500 per square foot — a price roughly 70% lower than during the pandemic‑era market six years ago and the lowest level in two decades. The seller, who bought the property for HK$2.35 million in 2004, realised a 3.5‑times increase over 22 years despite the recent discount.
In Taiwan, homeowners and prospective buyers are reporting that official transaction‑price registers offer little help in comparing townhouses (透天) because each property varies widely in land area, layout, usage rights and other factors. Price differences of several hundred million New Taiwan dollars have been observed even within the same neighborhood. Real‑estate experts advise comparing only properties with similar characteristics and calculating land value directly to gauge reasonable prices.
