Hong Kong property auctions feature deep discounts due to debt and regulations
Several properties in Hong Kong are being auctioned at significantly reduced prices due to various legal and structural factors. In Sham Shui Po, a 434-square-foot unit in an older building near the MTR station was listed for HK$980,000. The low price is attributed to the unit being on the ninth floor of a building without an elevator, its aged condition, and the upcoming expiration of a registration grace period for subdivided flats. During the auction, bidding reached HK$1.53 million, but the property was withdrawn as it did not meet the owner's reserve price.
In Taikoo Shing, a 714-square-foot unit in Ocean Crest is set for auction with a starting price of HK$5.4 million, which is approximately 56% below the bank valuation of HK$12.18 million. This auction is a court-ordered sale resulting from the previous owner's long-term failure to pay management fees. While the unit is located in a highly desirable residential area with excellent transport links and school networks, the significant discount reflects its status as a court-ordered property.
