Hong Kong Property Market Records Major Foreclosure Auction and Billion‑Dollar Villa Sale

Several foreclosed residential units are being auctioned in Hong Kong at steep discounts. A 1,690 sq ft house at 48 Mount Ka Kuen Road in the Sunshine Garden estate is slated for a HK$43 million opening bid on 29 April, roughly 50 % below the HK$86 million market estimate. Nearby, a 348 sq ft unit in Yuen Long’s Pak Luen Phase 2 will open at HK$2.8 million, about 24 % under the bank's valuation, and a 341 sq ft flat in Po Li Building is listed for HK$2.4 million, also at a significant discount.

At the opposite end of the market, a super‑luxury villa at the ONE STANLEY development sold for more than HK$1.51 billion, translating to about HK$45,288 per square foot, including a parking space. Another high‑end property in Ma On Shan’s Hong Kong Land Development's Hong Pai Estate fetched HK$1 billion, at roughly HK$29,976 per square foot. These transactions illustrate contrasting dynamics in Hong Kong’s property sector, with distressed sales offering deep price cuts and affluent buyers driving record‑high luxury prices.
