Hong Kong property market records profit surge amid rare half‑ownership auction

In the latest Hong Kong property data, 87% of residential estates recorded profit‑making transactions this month, with 122 out of 141 estates showing gains. Profit cases rose to over 147, with gains ranging from HK$40,000 to HK$29.3 million and price multiples up to 54‑times the original purchase price. Conversely, loss‑making cases fell 38% month‑on‑month, with only 50 loss transactions reported.

A notable example highlighting market quirks is the auction of a half‑ownership unit in the Yuheng New Town development in Tsuen Wan. The property, a two‑bedroom flat with a usable area of 491 sq ft, was offered at HK$2.28 million—about a 39% discount to the estimated half‑value of the full unit. The sale requires full cash payment, offers no right to view the flat, and banks are unlikely to provide mortgage financing because only a half share of the title is being transferred. The buyer would become a co‑owner and could seek half of the rental income or pursue a court‑ordered partition, but would face legal costs and potential disputes with the remaining co‑owner who currently occupies the unit.
