Hong Kong public rental housing rents to rise by 2.04% in 2026

Hong Kong's Housing Authority has announced a 2.04% increase in public rental housing (PRH) rents, effective October 1, 2026. This adjustment follows a statutory biennial review based on the income index movement compiled by the Census and Statistics Department.

The increase is expected to result in an average monthly rent hike of approximately 51 HKD per household, with actual increases ranging from 10 HKD to 128 HKD. To mitigate the impact on tenants, the government will pass on rates concessions from the 2026-27 fiscal budget, providing households with between 258 HKD and 1,000 HKD in annual relief.

The adjustment also applies to Simplified Public Housing. This routine review is separate from the existing ‘wealthy tenant policy,’ which imposes additional rent on households that exceed specific income or net asset thresholds.
