Hongkong Land eyes billion-dollar Tokyo property deals

Hongkong Land is exploring multi-billion dollar property deals in Japan as part of a broader strategic shift by its parent company, Jardine Matheson, toward becoming an investment-focused firm.

The company is reportedly targeting mixed-use complexes in prime Tokyo locations, specifically focusing on high-end office, retail, and hospitality spaces. Preliminary discussions have involved Blackstone and Hulic regarding assets such as Tokyo Garden Terrace Kioicho and Otemachi Place, both of which are centered around office skyscrapers in central business districts.

While the expansion into developed Asian markets aligns with Jardine Matheson’s recent efforts to propose over US$10 billion in asset sales and acquisitions, the timing presents challenges. Commercial property prices in Japan are currently near multi-decade highs, and Hongkong Land has reportedly faced difficulties in securing suitable co-investment partners or specific properties during this investment cycle.
