According to iAhorro, the main obstacles include the necessity of a down payment—often up to 20% of the property value—and administrative expenses that can add another 10%. Additionally, initial taxes such as Property Transfer Tax (ITP) or VAT can reach approximately 30,000 euros for a 300,000 euro property.
To address these challenges, proposals have been made to implement measures such as the prorating of tax payments over several years without interest. Experts suggest that structural changes, including flexible mortgage products and specific savings incentives, are necessary to facilitate access to housing.
In addition to financial hurdles, legal due diligence is critical during the home-buying process. Potential buyers are advised to verify the legal status of a property through documents like the Land Registry's 'nota simple' to identify existing mortgages, liens, or urban planning issues that could lead to significant legal and economic complications after the sale is finalized.
