Housing costs in Czechia: Renting proves cheaper than mortgages
A comparison of housing costs across six Czech cities—Prague, Brno, Olomouc, Ostrava, Ústí nad Labem, and the outskirts of Prague—reveals that renting is currently more affordable than owning a home via a mortgage.
Under current market conditions, including a 5.5 percent interest rate and a 30-year term, monthly mortgage payments significantly exceed comparable rental prices. In Prague's city center, the monthly mortgage payment for a 45-square-meter apartment can be approximately 26,000 CZK higher than the rent for a similar property.
Experts note that the previous economic model, where mortgage payments were lower than rent and allowed for gradual property ownership, has effectively ended due to high property prices and elevated interest rates.
