Housing costs shift in Zurich and Karlsruhe

Rental markets in Zurich and Karlsruhe are experiencing distinct shifts in cost structures. In Zurich, median rents for 3 to 3.5-room apartments have stagnated at approximately 3,050 CHF per month since the beginning of 2024. Despite an extremely low vacancy rate of 0.11 percent, prices appear to have reached a ceiling where tenants can no longer afford higher rates. This has led to instances where properties are listed at high prices but must be lowered to secure tenants.

In Karlsruhe, Germany, the primary driver of housing costs is the rising price of utilities, often referred to as the ‘second rent’. An analysis by Mineko shows that utility costs in Karlsruhe are rising faster than the German national average. For an average 79.7-square-meter apartment, the total monthly cost is approximately 1,059 EUR, with utilities accounting for 312 EUR, or 30 percent of the total burden. Key drivers for these increases include water supply, waste disposal, and insurance.
