Housing developments and rental regulations in Slovenia
In Slovenia, new housing initiatives and regulatory measures are addressing local living conditions. The Pension and Disability Insurance Real Estate Fund has announced the availability of 71 new apartments specifically designed for elderly residents in Novo mesto and Ribnica.
In Novo mesto, 20 apartments are available for individuals aged 65 and older, with monthly rents ranging from 361 to 610 euros, including parking. In Ribnica, 21 apartments are offered with rents between 426 and 632 euros. These units feature architectural adaptations for easier mobility, such as ramps and elevators, and include shared spaces like laundry rooms and social areas. Applications are open until November 16, 2026.
Meanwhile, the Municipality of Bohinj has implemented new restrictions on short-term rentals to protect the local housing stock. In the most heavily impacted areas of Bohinjska Bistrica and Stara Fužina, short-term rentals in multi-apartment buildings will be limited to just 30 days per calendar year for the next two years. In other areas, including rural settlements and individual buildings, the limit remains at 270 days per year. The municipality aims to balance the economic importance of tourism with the quality of life for permanent residents.
