Housing developments in Ruda Śląska and Rybnik

In Ruda Śląska, city councilors have rejected a developer's proposal to build seven apartment blocks at Cynkowa Street under the ‘lex deweloper’ regulations. The project, which would have included 253 units with buildings up to six stories high, faced significant opposition from residents. Concerns raised by citizens and the fire department included potential traffic congestion, loss of greenery, flood risks due to increased concrete surfaces, and inadequate access for emergency vehicles.

While the specific proposal was denied, the developer may still proceed under existing local spatial management plans. These plans permit construction but impose stricter requirements, such as a maximum height of five stories and a minimum of 1.5 parking spaces per apartment, compared to the 1.17 spaces proposed by the investor.

Meanwhile, in Rybnik, the local Social Housing Association (TBS) has signed a contract with the Małeccy design office to prepare documentation for a new residential project in the Niewiadom district. The plan involves constructing 92 apartments across four three-story buildings on Frontowa Street. The units, ranging from 35 to 67 square meters, are expected to be completed by 2029.
