Housing market trends show rising Pennsylvania prices and modest national affordability gains

In Pennsylvania, home prices rose 4.7% compared to the previous year in August, even as sales volume decreased by nearly 6%. The statewide median sales price stood at $330,000, remaining unchanged from July. Inventory levels remain tight, with 4.56 months of supply, which is below the six-month threshold typically considered a balanced market. Supply varies significantly by price point, with the tightest inventory found in the $250,000 to $374,999 range.

Nationally, mortgage affordability saw modest improvements in August. The national median mortgage payment for purchase applicants declined to $2,162 from $2,175 in July. While mortgage payments have risen 2.9% over the past year, income growth of 4.1% has resulted in a year-over-year improvement in the Purchase Applications Payment Index (PAPI). Despite these slight gains, housing conditions remain difficult, with 27 states reporting a decline in affordability during August.
