Spain implements new subsidies and laws to address housing crisis

Spain is implementing various measures to address housing and rental market challenges. The government is mobilizing approximately 201.7 million euros in subsidies to encourage private developers and investment funds to build 2,425 affordable rental homes on public land through the Casa 47 initiative.

In the legislative sphere, Housing Minister Isabel Rodríguez has called for parliamentary consensus on a housing decree that includes automatic contract extensions until 2028 and increased VAT on tourist apartments. Meanwhile, regional efforts are underway, such as Galicia's plan to provide 13.6 million euros for building rehabilitation, and a 2-million-euro fund in the Balearic Islands for climate shelters.

Market pressures remain high, particularly for students in cities like Madrid and Barcelona, where room rentals are increasingly expensive. Additionally, landlords in regions like the Canary Islands are increasingly turning to non-payment insurance to mitigate financial risks associated with rental defaults.
