Hudayriyat Island leads Abu Dhabi real estate market

Hudayriyat Island has emerged as a leading destination in Abu Dhabi, both as a lifestyle hub and a dominant force in the real estate market. According to the Abu Dhabi Real Estate Market Report for H1 2026 released by the Abu Dhabi Real Estate Centre (ADREC), the island generated approximately AED 19 billion in residential sales during the first half of the year. This figure accounts for roughly 27 percent of Abu Dhabi’s total residential sales value, marking the island's second consecutive quarter as the emirate’s top real estate destination by sales value.

Other major investment zones in Abu Dhabi recorded significant activity, with Saadiyat Island ranking second at AED 13.3 billion, followed by Al Reem Island and Al Maryah Island at approximately AED 10.5 billion, and Yas Island at AED 7.3 billion.

Beyond its economic performance, Hudayriyat Island is evolving into a major recreational center. The island features extensive cycling tracks, sports facilities through 321 Sports, off-road riding at Trail X, and water activities including kayaking, paddleboarding, and surfing via Surf Abu Dhabi. The area also maintains historical significance, with the Hudayriyat Heritage Trail highlighting archaeological remains, such as pearl oyster shell middens and pottery from the Late Islamic period.
