Hungarian Lake Regions See Shift in Real Estate Demand and Tourism Revenue

In the Velencei‑tó area, traditionally a holiday‑home market, demand is turning toward family houses and year‑round apartments. Median prices for new homes range from 833,000 to 988,000 HUF per square metre, with modern, low‑maintenance properties selling within weeks, prompting developers to upgrade their stock.

At the same time, hospitality operators around South Balaton report a roughly 20% drop in revenue compared with last year. Weekend traffic remains strong, but weekday patronage has collapsed, blamed on water‑quality issues, rising costs and labour shortages. KISOSZ president Makkos Péter warned that the sector faces a crisis and called for better support for small operators and a shift to more flexible opening hours.

Both trends reflect broader changes in Hungary’s lake‑region economies, as shifting consumer preferences and environmental pressures reshape real‑estate and tourism activity.
