Hungarian regional panel apartment prices rising faster than brick housing

According to a survey by Duna House, panel apartment prices in major regional cities in Hungary are rising significantly faster than brick-built housing. In these large residential areas, the price per square meter for panel apartments increased by approximately 23 percent, rising from 650,000 HUF in the first half of 2025 to a projected 800,000 HUF by the first half of 2026.

In contrast, brick-built apartments in these regions saw a price increase of nearly 15 percent, rising from 740,000 HUF to 850,000 HUF over the same period. This trend is narrowing the price gap between the two housing types in the countryside, dropping from a 14 percent margin in early 2025 to an expected 7 percent by early 2026. This movement is the opposite of the trend observed in Budapest, where the price gap between panel and brick housing is widening.

Regional specifics include: - Pécs and Barany county: Panel prices rose 17 percent to approximately 830,000 HUF per square meter. - Debrecen and Hajdú-Bihar: Panel prices reached nearly 965,000 HUF per square meter, a 13 percent annual increase. - Győr and Győr-Moson-Sopron: Panel prices rose by about 20 percent, leaving only a 4 percent margin compared to brick housing.
