Hungary launches Wekerle housing and energy renovation program
The Hungarian government has announced the Wekerle program, a comprehensive housing and energy efficiency initiative designed to replace the Otthon Start program. The new Wekerle+ Purchase and Construction Loan, launching October 28, offers fixed interest rates of 3 percent for new builds and 5 percent for existing homes. Eligible applicants aged 18 to 45 can access up to 50 million forints for a maximum of 25 years, provided they reside in the property for at least five years.
To prevent luxury real estate speculation, the program imposes price caps: 100 million forints for apartments and 150 million for family houses, with a limit of 1.5 million forints per square meter. The initiative also includes a massive energy efficiency component, aiming to renovate 120,000 homes by 2030 using over 600 billion forints in EU cohesion funds. This includes 3 percent interest loans for family houses and interest-free loans for apartments and panel buildings.
Additional measures include the return of state subsidies for housing savings starting in January 2027 and the development of affordable rental housing and student dormitories. The government plans to invest 30 billion forints in EU funds for rental and dormitory construction, aiming to create at least 10,000 new spaces. Furthermore, the government introduced relief for 'babaváró' loan holders, offering two years of interest-free installment payments for those unable to meet childbearing requirements.
