Hungarian economy sees record state funds and shifting real estate trends

The Hungarian real estate market is experiencing a significant shift. According to ingatlan.com, the supply of new homes and houses has reached a five-year high with 10,700 listings available. However, demand for new apartments has dropped by 26 percent compared to the previous year, largely due to affordability issues and the specific requirements of the Otthon Start program. Buyers are increasingly turning to single-family houses, which attract three and a half times more interest than apartments.

In the financial sector, the Hungarian state treasury's freely available balance reached a record 5,500 billion forints in July. Despite a projected increase in the budget deficit to 7.5 percent of GDP, government bond yields have decreased by 200 basis points since the beginning of the year.

Social security and retirement planning also remain key topics. By 2027, the minimum old-age pension is set to rise to 120,000 forints. However, an estimated 80,000 people—specifically those under 65 receiving disability or rehabilitation benefits—may not automatically reach this threshold. Additionally, research indicates that middle-aged Hungarians now believe they need approximately 35 million forints in savings to maintain their standard of living during retirement.
