Hungary housing finance: Munkáshitel and market loan updates

In Hungary, financial options for housing and personal needs are evolving through both state-supported and market-driven programs. The ‘Munkáshitel’ (Worker's Loan) offers young working adults between the ages of 17 and 25 an interest-free loan of up to 4 million forints with a maximum term of 10 years. To qualify, applicants must have at least 90 days of continuous employment, work at least 20 hours per week, and maintain a registered Hungarian residence for at least five years.

While the state-subsidized ‘Otthon Start’ program remains highly favorable with interest rates around 3%, market-rate mortgage loans are also seeing a decline in interest rates. Some banks have reduced rates to between 5.3% and 7%, which can result in monthly savings of several thousand forints for typical borrowers. However, the government has announced a suspension of construction permits for priority housing projects under the Otthon Start Program until December 31 to allow for a review of all affected investments.
